A marketing partner of mine, David Tipton, GRI, ePro, SRES and I are working the local market, similar to what you are doing.  David employs Active Rain too.  We are toying with Facebook ads that seek retirees in the Northeast looking to move to Florida.  We are finding that cities in the northeast generally gravitate to either Florida or Arizona.  To our surprise have the preponderance of one area or the other.  If your seniors are not staying in Deleware, where do they principally migrate and if Florida, do you see more on the east coast or west coast?  By the way, $1.2 Million would buy a nice place on the ocean here :-).  Thanks for your post.
