What Do Condo Association Fees Cover In Delaware County PA?

Runnymeade Farms Delaware County Pennsylvania has condominiums scattered throughout the county under various Associations.  There are condominium communities that allow people of all ages to live there and there are condos that are strictly 55+ communities. 

When we deal with buyers looking to purchase a condominium we are always asked, “what does the association fee cover?” 

Well Association Fees are different for every community so we always read what is posted on the Multiple Listing Service and if that is not provided a call is placed to the association itself to see exactly what is covered in their recurring monthly fee. 

Fees vary from covering only the common areas and exterior of buildings to covering the fees for some of the utilities like water, sewer and sometimes the heat.  Often there are swimming pools, fitness rooms and tennis courts in condo communities.  Fees can either cover these items or an additional fee can be required. 

Delaware County CondosParking spots are also handled in various ways.  Usually each condo unit is given one reserved parking spot, with unassigned parking spots for guests that are close to their unit and used by neighboring owners’ guests.  Covered parking spots under carports or in underground garages can be part of the purchase in some situations, but they often seem to be available for additional fees and only when they come available since these spots can be limited in some communities.

It is so important for buyers of condos to understand what they are responsible for paying and caring for before they purchase, that is why there is a period after an offer is accepted that the buyer is given the Rules and Regulations that outlines what is covered in the recurring monthly association fee, as well as their responsibly as owners of a condo in that particular association.  And if for some reason the buyer does not like what is put forth in this outline of fees or anything else in the Rules and Regulations they can rethink their offer.
