Wear Socks While Househunting!

Via Brian Block -- Northern Virginia & D.C. Real Estate (RE/MAX Allegiance):

Fashion advice on a real estate blog?  Sure... why not?

ShoesSome may see this as fashion, but I see it as practicality and comfort.  To be honest, it doesn't matter to me whether you show up for the home search in a three-piece suit, a leather mini-skirt, plaids clashing with polka dots, or sweatpants.  I just want you to be comfortable and happy for your househunting expedition.

When heading out to go see homes, you'll likely notice that many sellers prefer that you take off your shoes.  This is especially true when the carpets have just been cleaned and/or new carpets installed.  After all, what potential buyer/new owner wants to mess up their own future home with dirt from the outside.  Many homeowners selling their homes post signs admonishing potential buyers to "Please Remove Your Shoes!"

I learned this lesson a long, long time ago and generally wear my slip-on shoes as to avoid the repeated tying and untying of shoelaces during a lengthy home search.  However, some of my clients are not as well-informed about this minutiae of the home search process.

Barefoot househuntingUntil today, I had never thought to warn my clients and present them with a dress code.  However, I felt very sorry for one of my clients who had to remove her shoes at the 8 homes we visited today and walk around with bare feet on cold marble, tile, and wood floors!

ATTENTION HOMEBUYERS:  PLEASE WEAR SOCKS WHILE HOUSEHUNTING!

The Mills At Rose Valley Townhomes, Wallingford, Pennsylvania

Doug and Gloria's BlogThe Mills At Rose Valley Townhomes are spacious single looking homes that are tastefully constructed clusters of townhomes nestled back off of Brookhaven Road in Wallingford, Pennsylvania. The approximately 78 units were built between 1998 and 2001. They are built on roads with names that conjure up textile mills and other manufacturing faculties: Sackville Lane, Hillsboro Mills Lane, Kincaid Mills Lane, Columbia Mills Court, Rockbourne Mills and Dundee Mills Lane. A tributary to Ridley Creek runs near the properties giving a tranquil setting to those who walk these quiet streets as a way to enjoy the outdoors. Upon entering The Mills At Rose Valley there is a feeling of entering the quiet woods yet the location is just minutes from shopping areas, public transportation and schools.

Doug and Gloria's BlogEnjoy maintenance free townhome living in this community. The Association Fee greatly reduces the work one may normally have with such a spacious single family home. It is a place to live without much outside work for part of the association fee covers the maintenance of the Common Areas and lawns, as well as snow and leaf removal.

Many of these townhomes offer amenities such as two car garages, spacious kitchens with islands excellent for entertaining, master bedroom suites, jacuzzi baths, private decks and fireplaces. There is a feeling of luxury as you enter this community and it carries through into each townhome.

The Mills At Rose Valley is located in the award winning Wallingford-Swarthmore School District.

Doug and Gloria's BlogSEPTA's R3 has two stops very close by, one at the Wallingford Station and the other at the Moylan/Rose Valley Station. Communing to downtown Philadelphia is very easy. I-95 and The Blue Route 476 are very close and SEPTA has a bus line that passes the entrance to The Mills At Rose Valley.

For local entertainment there are two local theaters, The Hedgerow in Rose Valley and The Media Theater. Media is the County Seat of Delaware County and offers a diverse array of cultural activities and pleasant eateries and retail stores.

If you are considering a move to a townhome, consider The Mills At Rose Valley.

Hilltop Summit Condominiums and Townhouses - Brookhaven, Delaware County, Pennsylvania

Doug and Gloria's BlogSo you want to own real estate but you do not want to have to deal with all the yard work and outside maintenance that home ownership entails.
Well take a look aHilltop Summit Condominiums and Townhouses in Brookhaven, Delaware County, Pennsylvania. For a monthly fee you can enjoy home ownership and not have to shovel your driveway or rake leaves in the fall. Just enjoy the trees for their beauty and be thankful for the ground keepers who shovel the driveway after a winter storm.

Doug and Gloria's BlogHilltop Summit is actually two communities and both are located a short distance off of Route 352 Edgmont Avenue in Brookhaven, Delaware County. Hilltop Condominiumsis the first area you encounter as you drive back off of Edgmont Ave and The Summit is in the back. You can't miss the separation of the two areas as there is a sign marking The Summit and one of Brookhaven's athletic fields is off to the one side. Both of these communities are conveniently located near major highways, shopping centers and public transportation and are roughly 30 minutes south of downtown Philadelphia. SEPTA's bus route makes getting to and from Hilltop Summit an easy venture.

Units range in size from one bedroom condominiums with one full bathroom, one floor units, to two bedroom townhouses with one full bathroom and one or two powder rooms with a full basement.

The condominiums are spacious and have access to the outside either by a patio for the units on the ground level or by a balcony for the second and third floor units. There is a hallway closet that has plenty of room for a washer and dryer so your laundry can be done in the privacy of your own home.
Doug and Gloria's BlogDoug and Gloria's BlogDoug and Gloria's Blog
The townhouses have a large living room, a spacious eat-in kitchen, a laundry room and powder room on the first floor. Some townhouses even have a fireplace. The second floor has two spacious bedrooms and one full bathroom. The basements are full sized basements and can easily be finished to become a family room or office.

All units are equipped with central air for those really hot summer days, and to cool down even more, all units are a short distance to the community pool.  Each unit has an assigned parking spot and there is ample parking for guests.

The Home Owners Association fee covers many things like the maintenance of the exterior and common areas, use of the community pool, tennis courts and playground, and snow and trash removal. Please note that no dogs are permitted in Hilltop Summit.

Hilltop Summit is located in Penn-Delco School District.

So if you are thinking of becoming a homeowner or you are hoping to downsize or are just tired of doing yard work, consider moving to Hilltop Summit and enjoy everything this community has to offer.

Media, Pennsylvania - Everybody's Hometown

Doug Durren and Gloria Todor"Everybody's Hometown" is the motto of Media, which is the County Seat of Delaware County, PennsylvaniaMedia is located at the end of SEPTA's (South Eastern Pennsylvania Transportation Authority) Regional Rail R3 and Trolley Line 101 that takes travelers to downtown Philadelphia and beyond. The trolley runs on State Street which is a bustling tree lined street with businesses of all types, from long established businesses like Tancreed Dress Shop and Deals to relatively new ones like Trader Joe and Ten Thousand Villages.

One can easily spend time on foot in Media visiting art galleries, shopping in stores that sell handcrafted items or clothes, to all the necessary stores one would find in a town that houses the county court house. All this walking can make one hungry, but that is not a problem for there are ample eateries to satisfy almost any palette from Sushi to pizza. The local library hosts events for children and the theater brings in local and outside talent to grace their hall.
                                             Doug Durren and Gloria Todor
Doug Durren and Gloria TodorGlen Providence Park is tucked away just a few blocks beyond the end of the trolley line offering a place for a stroll down a hill and around a pond. In addition to the trolley there are buses that go through town, and there are major highways like I-95 and the Blue Route 476 that are just minutes away.

Doug Durren and Gloria TodorHousing in Media is varied, from older Victorian homes to new townhouses, apartments above stores to rooms in a motel.

Trees are a big thing in Media and that is not just by chance. A conscious effort has been made over the years to keep Media a town with trees and as a result Media has received the "Tree City USA" designation. The young trees that presently line State Street from the theater on up to the end of the trolley line were planted to replace the mature trees that had become ill.

To understand Media's motto "Everybody's Hometown" plan on visiting Media at various times of the year. From Street Fairs in the summer to strolling State Street during the Christmas season with all of the trees shining with lights and music amplified on the street, to the town wide Yard Sale in the fall.  Oh and don't forget the "2nd Saturday Media" every month.

So whatever the reason, don't miss the opportunity to make Media your hometown, even if you live in another town.
